Among its 40 islands and cays, one of them is fast becoming a popular destination because of its natural beauty and the unparalleled luxury and exclusivity it offers: Ambergris Cay.

Ambergris Cay Real Estate & Property Types

Also known as Big Ambergris Cay, Ambergris Cay is located 600 miles south of Miami, Florida in the southeastern part of the Turks and Caicos Islands. Visitor can fly in direct to its 5400 foot private run runway or come fly in commercial to the Providenciales (PLS) and jump on the Ambergris Cay private plane for a scenic 20 minute commute over the Caicos Banks directly into Ambergris Cay. This Private oasis spans a total of 1,100 acres and its location amid the Caicos Banks gives it the advantage of being surrounded by shallow waters.

The island’s name is derived from the dull gray or black waxy substance regurgitated by sperm whales. This was commonly used throughout the centuries by the Chinese and the Egyptians for its therapeutic properties and as a prized ingredient in creating perfumes. While its origin may not conjure the most appetizing images, the name resonates strongly from its history and echoes the sense of luxury associated with Ambergris Cay today.

Brief history

Once settled by the Taino people, an indigenous group in the Caribbean, Ambergris Cay, Turks and Caicos Real Estate once stood as a whale lookout station in the mid-1800s when whaling was a major occupation in the region. The island also served as a home for British Loyalists before it was purchased in 1811 by John Lightbourne. The island then passed into the hands of Horatio Stubbs in 1826 and sisal plantations were established. However, this particular venture didn’t thrive and the island stood abandoned for most of the 1900s.

A rejected attempt to turn Ambergris Cay into a sovereign nation was mounted in 1978 and plans to develop it into a private island were first hatched in 1995. While this effort didn’t initially succeed, the infrastructure for this plan had been put in place, including a clubhouse and the Calico Jack restaurant.

By 2017, the Turks and Caicos Collection – the owner of a chain of luxury resorts in Providenciales – took ownership of Ambergris Cay and quickly set about developing it. The Ambergris Cay private island and resort was officially opened to the public in 2018. From then on, it rapidly gained a reputation as a luxurious retreat that spares no effort in pampering its guests and residents, offering all-inclusive services and personalized activities.

While Ambergris Cay initially offered suites and villas for guests, properties for sale have since been made available on the island, with the goal of building a community that cares for the island and acts as its steward.

At present, the island is mostly undeveloped. The resort features a low-density design and master plans for Ambergris Cay point toward keeping the island as lightly developed as possible. That’s because the primary goal is to keep the local ecology as unblemished as possible and maintain the slow pace of life on the island. Anyone seeking to purchase land will do well to ask about building guidelines to stay consistent with the vision for the island.
